HOW THE PLANNING PROCESS AND
GPAS WORK TOGETHER FOR YOU

  • INITIAL ADVICE

A first meeting, free of charge, to discuss your proposals; ideally held at your property. This enables GPAS to explore, and give you a clear and honest opinion of, your ideas and suggest possible alternatives for your consideration.

  • SURVEY

Should you decide to begin the project, GPAS will measure the building (s) and or land involved to enable plans to be drawn up showing both the “existing” and “proposed” layouts.

  • PLANNING APPROVAL

Once plans have been drawn up to your satisfaction for the “proposed” development, GPAS will submit to the relevant Local Area Planning Department for approval. At this stage the experience & knowledge of GPAS, together with the close working relationship developed with local Planning Departments will ensure that your plans will be approved with the minimum of delay.
It is important to realise that, due to the nature of planning, approval cannot be guaranteed.
In the unlikely event your plans are not approved, GPAS can redesign and resubmit your plans or can assist you with making an appeal.

After planning permission has been obtained, GPAS will apply for Local Authority Building Regulations approval. This is to ensure that the development complies with the current regulations to provide a safe environment for those who live and or use it.

As part of this approval process, the Local Authority Building Regulations must be informed of the date work is to start, this will enable a Building Inspector to visit the site periodically to ensure that all work is being carried out in accordance with the appropriate regulations.
